How do we do it?

This corporation, which is a division of Dufour Cinq Mars Ltée, has perfected an innovative sales approach which involves the participation of all the real-estate agents within a given region. All of these brokers and agents can work on a sale and benefit from higher fees than those generally granted; this is done without increasing the cost to the seller.

Please note that this sign invites the potential buyer to contact his or her preferred real-estate broker. It leaves a wide scope to any interested agent or broker. It is also important to note that almost the entire commission is paid to the agent and this ensures his or her maximum effort.
- All available and useful information about the property is computerized and the Inter-agency book is available to the brokers and agents.
- An Inter-agency kit is placed on the front door-handle in the cases of empty dwellings. It contains the front door key so that agents and brokers can visit the property. Agents and brokers are given keys to gain access to the "kit".
- A description of the dwelling is prepared for inclusion in the materiel offered by the central real-estate office.
- This memo includes the fee structure for the selling agents as well as our firm's coordinates. We are available for supplying any additional information.
- Courtage Bellevue ensures the timely presentation of an offer to purchase. The selling agent can use his own offer to purchase as long as he advises Courtage Bellevue by fax or otherwise.
Marketing
As soon as a property is the subject of a brokerage contract, details and characteristics are communicated to brokers and agents throughout the region involved . This is done through the Inter-agency service of the Real Estate Board.
- Signs are posted on the site
- A regular notice is sent to all brokers and agents in the district concerned to remind them of the address of all properties up for sale and to amend, if necessary, certain details.
- We also encourage the "open house" approach for single family dwellings. We collaborate in setting these up.
- We ensure a regular advertising program in the principal print media.
Costs
The seller benefits from the services outlined above, particularly the signage, the Inter-agency kit and the propagation by the Real Estate Board at no cost. He or she has no cost except the payment of the commission usually agreed upon in advance.
Incomparable impact
The impact of this original and efficient system is that all real-estate agents and brokers are interested in participating. The selling agent or broker receives nearly the full commission which , under normal circumstances, is divided equally between the original broker and the selling-agent.
